HVAC System is our main business, LEES is a leader in the test and balance field and provides skilled, certified test and balance engineers and technicians to our clients. We use latest technology equipment and industry proven techniques to ensure that we "do it right". Our services for HVAC system including the following:
LEES personnel’s have all necessary skills and experience to help your building's HVAC system meet design specifications and become a more efficiently operating system. This will not only create the best possible indoor environment for the occupants, but will also keep operating costs at a minimum.
Testing is the use of specialized and calibrated instruments to measure temperatures, pressures, rotational speeds, electrical characteristics, velocities, air flow and water flow to evaluate the equipment and systems performance.
Adjusting is the final setting of balancing devices such as dampers and valves, adjusting fan speeds and pump flow rate, in addition to automatic control devices such as thermostats and pressure controllers to achieve maximum specified system performance and efficiency during normal operation.
Balancing is the methodical regulation of system fluid flow (air or water) through special approval procedures to achieve the desired or specified design airflow or water flow.
Our HVAC services including the following:
• Performs air and hydronic measurements on the HVAC systems.
• Adjusts the flows as required to achieve optimum performance of the building environmental equipment.
• Medical facilities (cleanrooms and biocontamination control “pressurized area”).
• Indoor air quality investigation.
• Duct leak test (smoke and light test).
• Qualification of HVAC system.
• Sound test.
Do you feel a big change in temperature from one room to the next? Are their spots in the house or building that are warmer or colder than others? Air balancing aims to correct these types of airflow issues and evenly distribute temperatures throughout.
The process requires testing and modifying an existing HVAC system in order to deliver the optimal flow of air conditioning to every space in the building. Air balancing is an important part of planning large commercial construction projects, but the same principles can easily be applied to individual homes or apartment complexes.
In addition to improving the comfort levels during the summer months, air balancing may also help increase the air conditioning system’s efficiency, decrease energy bills and wear on HVAC components.
By combining and analyzing the data from these tests, our professionals will have a clearer picture of the performance of your system. They can create a virtual map of the comfort balance and air flow in the building. This will help pinpoint temperature inconsistencies and identify the underlying problem.
HVAC issues that may be identified through an air balancing inspection include:
• Damaged or perforated air ducts
• Loose duct joints
• Undersized ducts
• Excessively long ductwork
• Ductwork with sharp turns (air turbulence)
Improving the air balance in your home or office may be as simple as adjusting the fan speeds or control devices and thermostats. Our technicians may also suggest adding dampers or adjusting the existing ones to achieve the desired airflow.
If we determine that airflow is imbalanced because of a problem with the ducts, we will then discuss with the property owner the best course of action to fix it. The solution may be to simply insulate or seal the ducts. It’s recommended that any air conditioning ducts that have collapsed, have holes or are otherwise damaged be patched or replaced. Loose duct joints can be repaired by refitting and sealing the junction.
HVAC system design flaws, such as inadequately sized ducts or ductwork that is too long, may require more invasive modifications. A complete redesign probably too expensive, but it may be possible to retrofit the layout of some ducts to even out the flow of air conditioning.
A- Increase Energy Efficiency
HVAC system performance is directly related to airflow. Unbalanced airflow in a home or office requires the system to work harder. By fixing any problems inhibiting balanced airflow, you ensure that energy used for air conditioning isn’t wasted.
B- Longer Lifespan for HVAC Equipment
Good airflow decreases the amount of dust, mold and buildup that collects in your heating and air conditioning system over time. This combined with the resulting increased efficiency of balanced airflow means that the HVAC system should last for more summers to come.
C- Improved Comfort Levels
Living spaces that don’t receive enough air conditioning are uncomfortable in the summer heat. Air balancing aims to deliver the optimal amount of cool airflow to each room and eliminate hot spots or stuffy rooms.
D- Better Air Quality
Efficient air exchange improves air quality by lowering the amount of mold spores, pollen and dust suspended in the air within a house or office.
LEES Performed commissioning for the following:
• HAVC equipment (air handling unit, chillers, exhaust & fresh fans and indoor units).
• Building control and management systems.
• Piping System (drainage, water and steam).
• Ventilation systems.
• Cooling and heating systems.
LEES have sufficient experience in working with pharmaceutical company and submit all documents for validation department such as method of statement, device calibration certificate, TAB Report with all requirements.
Very basic definition of building management system is that it monitors, controls the major energy consumption utilities in the buildings. However today BMS has grown into a lot more than that. The basic objective of a building management system:
Scheduling Automatic Scheduling ensures preventive maintenance measures for the equipment. Forces automatic periodic checks on equipment and its intelligent operation.
Comfort Maintains temperature and humidity accurately results in reduced temperature and humidity related complaints from occupants intelligent usage of HVAC based on occupancy level.
Energy Management Active monitoring and intelligent control of all major energy consuming equipment. Detects problems in the early stages - Reduces high maintenance costs. Provides energy consumption reports, intelligent building analytics.
Alarms Pop-up alarm windows. Prioritizes alarms based on severity.
LEES have the ability to carry out maintenance work for BMS system, also test the system and inspect the entire system and ensure that the system works according to the approved sequence of operation.
LEES can assist in selecting the system at the beginning of the project, also can assist in prepare all document for BMS, input output list, Sequence of operation, equipment schematics diagram, DDC’s wiring and riser diagram, to verify its functionality and meet the objectives pursued.
LEES can assist in control system by providing appropriate engineering solutions, by specialized engineers in control field.
We can assemble and install various control systems according to customer request and check any existing system.
Our engineers are certified in the field of control, such as but not limited Programmable logic controller (PLC) from SIEMENS SIMATIC S7 PLC Handling and Programming, also we have certified in Variable Frequency Drive.
LEES has engineers specialized in pharmaceutical industries and have sufficient experience in the processing and execution of qualification works for all equipment, prepare protocols (DQ, IQ, OQ, PQ).
Also we can prepare all the required files for any equipment and make their own file containing catalogs, preventive maintenance plan, SOPs, calibration certificates, drawings, and all other documents.
Our engineers have a certificate in passing the Good Manufacturing Practices course.
